TOGETHER with all right, title and interest, if
any, of the Grantor in and to any streets and roads abutting
the Premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate
and rights of the Grantor in and to the Premises,
TO HAVE AND TO HOLD the same unto the Grantee,
their heirs or successors and assigns forever.
TOGETHER with a perpetual, exclusive easement over
a portion of land (the "Garden Easement Area" ) bounded and
described as herein below set forth, for the sole purpose of
gardening:

described tract, said point being located 1375.90 feet North

34.00 feet to a point and thence North 890 42' 15" West
about 106 feet to the shore of Little Hay Harbor.
SUBJECT to a perpetual non-exclusive easement over
the following described portion of the Premises (the "Drive
Easement Area" ) for the purpose of ingress and egress, on
foot and by vehicle, to and from the premises owned by the
Grantor adjoining the Premises on the West (the "Adjoining
Premises" ) and Equestrian Avenue:
Beginning at a monument on the Northwesterly line
of Equestrian Avenue, said monument being located 1328. 35
feet North of a point which is 3545 . 36 feet West of a
monument marking the United States Coast and Geodetic Survey

unobstructed and in a safe and orderly condition and that
the reasonable costs of maintaining the Drive Easement Area
shall be shared equally between the Grantor and Grantee or
their heirs, personal representatives, successors and
assigns.
The covenants and agreements of the Grantor and
Grantee in this Indenture shall be deemed covenants running
with the land, shall be binding upon the Grantor and Grantee
and each subsequent owner of the Premises and the Adjoining
Premises and their respective heirs, personal representa-
tives, successors and assigns, and shall inure to the
benefit of the Grantor and Grantee and each subsequent owner
of the Premises and Adjoining Premises and their respective
heirs, personal representatives, successors and assigns.
