the buildings and improvements thereon erected, situate
lying 'and being in the lo-vin of Southold, Suffolk
County, State of New York,, being a part of that portion
of Fishers Island now or formerly belonging to Fishers
Island Corporation, a corporation organized under the
laws of the State of New York ( which portion is here-
inaf ter called the • "Park") , lying Easterly of the
following line, viz . :
BEGINNING at the sourtheasterly corner of land owned or
formerly owned by the United States , known or formerly
known as Fort H.G. Wright Military Reservation , Mount
Prospect Tract , on the shore of Block Island Sound or
the Atlantic Ocean and running thence northerly
following the East boundary of the said land or former
land of the United States to the sourtherly line of
East End Road (sometimes called Oriental Avenue) and
which point is the northeasterly corner of land of the
United States or formerly of the United States , thence
crossing the East End Road and following the same course
as the, last to the shore of West Harbor or Fishers Island
Sound;
Said lot or parcel of land being bounded and described
• as follows:
BEGINNING at a stone monument set on the northwesterly
side of a road forty feet aide, said monument being
one hundred and eighty-nine and ninety-two hundredths
feet north of a point which is fifty-nine hundred and
thirty-two and seventy-seven hunaredths feet . ti.est of
another monument marking the U. S . Coast and Geodetic
Survey 'Triangulation Station "Chocomount 2" (which
said Chocomount 2" monument is located on the summit
of the highest hill on Fishers Island, N . Y . about -
ttiio and one-quarter miles est of the eastern end of
Fishers Island and lies south seventy-nine degrees
twenty-nine minutes and forty-six secon&> east of. North
Dumpling Light in Fishers Island Sound) ; and running
thence, along the northwesterly side of said road,
south fifty-nine degrees forty-five minutes and twenty
seconds tiicat one 'hundred and ten and- twenty-SIX
hundredths feet to a stale marking a point or curve
to the right whose radius is thirty-three and fifty-
hundredths feet and the direction of whose. radius at
that point is north thirty degrees fourteen m nutes
and forty seconds west; thence westwardly ( following
the arc of said curve) forty-five and forty-five
_hundredths feet to it stake ; thence northticestti•:ardly
(following the arc of a curve to the right whose
radius is two hundred and eighty feet and the direction
of whose radius at that point Is north forty-seven
degrees ti:enty-nine minutes and thirty seconds east)
one hundred and thirty-three and forty-one hundredths
feet- to a stake; thence north one degree tti•ienty-nine

minutes and forty seconds east one hundred and ninety-
nine and seventeen-hundredths feet to a stake : thence
along the lands formerly of Butler Company south
twelve degrees forty-four minutes and tnirty seconds
west one hundred and sixty-seven and nineteen-hundredths
feet to a stake ; and thence south eight degrees twenty
minutes and twenty seconds east one hundred and seventy-
three feet to the place of beginning; containing one and
thirty-six hundredths acres , more or less ;
TOGETHER with all the right , title and interest of the
party of the first part in and up to the land under the
waters of Fishers Island Sound and in and to any land
which may lie between the meander lines as set forth in
the above description and the actual high water mark; and
TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises and such other easements and privileges as were
granted to Flint Brayton by deed between said Fishers
Island Corporation and said Flint Brayton, dated the
2nd day of November, 1931 and recorded in the office of
the Clerk of Suffolk County, New York, in Liber 1636 ,
at page 24, wherein said Fishers Island Corporation granted
and conveyed said premises to said Flint Brayton;
