certain map entitled "Map of Sectiol1 Two Gardiner's Bay Estate,
situate at East Marion, Long Island" which map was filed in
Suffolk County Clerk's Office on September 23, 1927, under the
number 275 and which plot is more particularly described as
follows: .
BEGINNING at the point on the westerly side of DogwoOd Place
where it is intersected by the boundary line between lots 87
and 88 as shown on said map; and
running thence northwesterly along said Lot 88 which was conveyed
to the parties of the second part by the party of the first part
by deed dated April 5th, 1950, one hundred fifty-four (154') feet
to Lot 94 upon said map;
thence running along Lot 94 on said map twenty-five feet and five
tenths of a foot (25.5');
thence southeasterly a straight line to a point on the northwesterly
side of Dogwood Place thirty-two (32') feet (when measured along
