(½) interest, party of the second part,
WITNESSETH, that the partyofthe first part, in consideration of Six Hundred Seventy-FiveThousand and 00t100-

bounded and described as follows:
BEGINNING at the coreer formed by the intersection of the northerly side of Wnthrop Drive and the westerly side
of Reservoir Road, said point of beginning also being distant 383.28 feet North of a point which is 5366.98 feet
west of a monument marking the United States Coasl and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE North 86 degree~ 08 minutes 00 seconds West along the northerly side of Winthrop Drive,
237.00 feet m Silver Eel Cove;
THENCE along Silver Eel Cove the following two (2) courses and distances: (1) North 12 degrees 15 minutes 30
seconds East, 15.35 feet; and (2) North 35 degrees 25 minutes 30 seconds West, 11.43 feel;
THENCE North ~4 degrees 46 minutes 30 seconds East, 64.73 feet;
THENCE North 59 degrees 46 reinutes 30 seconds East, 130.70 feet to a spike on the westerty side of Reservoir

10, 1998 and recorded in the Office of the SuffOlk County Clerk on February 17, 1998 in Liber 11878 page 627.
TOGETHER with all right, tille and interest, if any, of the party of the firsl part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appur~.enances and ali the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs er successom and assigns of the party of the second part
forever.

the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Se~on 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the rig ht to receive such consideration as a trust
fund to be applied first for the puq)ose of paying the cost of the improvement and wilr apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word 'party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
