described as Parcel I in the deed conveying said Parcel I to the party of the rrrst part and others, dated
December 23, 2010 and recorded in the Office of the Suffolk County Clerk on Oecember 28, 2010 in Liber '12646

TOGETHER with all right, tit~e and interest, if any, of the party of the first part in and to any streeLs and roads
abulting the above described premises to the center lines thereof; TOGETHER with the appurtenances and ail

Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a stone monument set on the southwesterly side of a road fo~y feet wide
atthe northwesterly end of said road, said monument being 1308.64 feet North ora point
which is 1381.63 feet West of another monument marking the United States Coast and
Geodetic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2"
monument is located on the summit of the highest hill on Fishers Island, New York, about
2 1/4 miles west of the eastern end of Fishers Island, and Iies South'79 degrees 29
minutes 46 seconds East from North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE South 69 degrees 29 minutes 10 seconds West, 121.37 feet to
another monument;
THENCE North 62 degrees 22 minutes 30 seconds West, 15.00 to the shore of Fishers
Island Sound;
