All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers island, in the Town of Southold, County of
Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a stone monument set on the southwesterly side of a road forty feet wide
at the northwesterly end of said road, said monument being 1308.64 feet North of a point
which is 1381.63 feet West of another monument marking the United States Coast and
Geodetic Survey Triangulation Station 'Chocomount 2" (which said "Chocomount 2"
monument is located on the summit of the highest hill on Fishers Island, New York, about
2 1/4 miles west of the eastern end of Fishers Island, and lies South 79 degrees 29
minutes 46 seconds East from North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE South 69 degrees 29 minutes 10 seconds West, 121.37 feet to
another monument;
THENCE North 62 degrees 22 minutes 30 seconds West, 15.00 to the shore of Fishers
island Sound;
THENCE with the meanders of said Sound North 01 degree 51 minutes 00 seconds East,
84.22 feet; North 43 degrees 11 minutes 30 seconds West, 134.42 feet; North 85 degrees
09 minutes 20 seconds West, 59.21 feet; North 01 degree 17 minutes 10 seconds East,
