ROBERT C. DIMIG, Executor of the Estate of Helen M. Dimig, a/k/a Helen Mary Dimig, who
died a resident of Suffolk County, New York on July 19, 2010 (File No. ~),
residing at 16 Cloverwood Place, Islip, New York l 1751, party of the first part, and
ROBERT C. DIMIG, residing at 16 CIoverwood Place, lslip, New York 11751, party of the second
part, and
WITNESSETH, that the part), of the first part, in consideration of Ten and ll.)-Oolrars, and other
good and valuable consideration paid by the party of the second part and in distribution of the aforesaid estate,
does hereby grant and release unlo the party of the second part, the Imirs or successors and assigns of the
party of the second part forever.
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument located on the Easterly line of Bungalow Lane located at the northwest
comer at the hereinafter described premises said point also bcqng the point where the Southerly line
of land now or formerly of F.C. Smith Estate intersects the Easterly line of Bungalow Lane; running
thence North 52 degrees 03 minutes 00 seconds East, along thc Southerly line of land now or
formerly of F.C. Smith Estate, a distance of 268.59 feet to the mean highwater mark of Deep Hole
Creek; thence on a tie line course bearing South 33 degrees 11 minutes 40 seconds East, a distance
of 79.38 feet to land now or formerly of Stimmel Realty Inc.; thence South 62 degrees 28 minutes 30
seconds West, along said last mentioned land, a distance of 278.10 feet to the Easterly line of
Bungalow Lane; thence North 16 degrees 10 minutes 00 seconds West, along the Easterly line of
Bungalow Lane, a distance of 31.00 feet to the point or place of BEGINNING.
Subject to covenants and restrictions of record.
Being and intend~ to be the same premises conveyed to Helen M, Dimig by d-.cd dated October 15,
968 and recorded in the office of the Suffolk County Clerk on October 21, 1968 in Liber 6440 page
597.
TOGETHER with all right, title and interest, if any, of the party of the firsl part in and to any streets and roads
alx~tting the above described premises to Ihe center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
I AND the party of the first part covenants Ihat Ihe party of the flrsl part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, excepl as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to recelve such consideration
;as a Irust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the paymenl of the cost of the improvement before using any part of the tofal of the same for any other
purpose. The word 'party" shall be construed as ~f it read 'parties" when ever the sense of this indenture so
requires.
