BEGINNING at a point on the easterly line of Shipyard Lane, 245.28
feet southerly along said easterly line from the Main Road, said
point of be8inning being the northwesterly corner of land conveyed
to Michael Boken and wife by deed dated March 4, 1957, and record-
ed in the Suffolk County Clerk's Office in Liber 4281 of deeds at
Page 154 on April 3, 1957;
RUNNING OHENCE northerly along the easterly side of Shipyard Lane,
North 24 33' 40" West a distance of 100 feet;
THENCE RUNNING along the land of Joseph Cherepowich and wife, two
courses, as foOlows:
1. North 650 26' 20" East 150.0 feet;
2. South 24 33' 40" East 100 feet;
THENCE along land of Michael Boken and wife, South 650 26' 20" West
150.0 feet to the easterly line of Shipyard Lane to the point or
place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to the party
of the first part by deed dated 12/1/61 and recorded in the Office
of the Clerk of the County of Suffolk on 12/7/61 in Liber 5093

Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; To Have And To Hold the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second partforever.
And the party ofthe first part covenants thatthe party of the first part has not don.e or suffered anything whereby the
said premises have been encumbl!'ed in any way whatever, except as aforesaid.
And the party of the first part, in cdmpliance with Section 13 of the Lien Law, covenants that the party ofthe first part
will receive the consideration forthis conveyance and will hold the rightto receive such con.sideration as a trust fund
to be applied first for the purpose of paying the cost ofthe improvement and will apply the seme firstto the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
