second part, the heirs or successors and assigns of the party of the second part forever,
AN UNDIVIDED 50% INTEREST IN:

Cutehogae, County of Suffolk and State el'New York, known and designated as Lot 7 numbered on a
certain map entitled, "Map of Vista Bluff at Cutchogue, Town of Southold, Suffolk County, N.Y., made
from actual survey compleled November 8, 1967, by Van Tuyl & Son, Licensed Land Surveyors,
Greenport, NY." and filed in lbo Office of the Clerk of the County of Suffolk on March 15, 1968, as Map
No. 5060 bounded and described as foliows:
BEGINNING on the southeasterly sial,' al'Glen Court, said point being the division line of Lot Nos. 6 and 7
on the above referenced nmp;
RUNNlNG THENCE along said division line south 84 degrees 04 minutes 40 seconds east 172.01 feet to
the northwesterly side of Duck Pond Road;
RUNNING THENCE the northwesterly side of Duck Pond Road south 31 degrees 27 minutes 30 seconds
west to the division line of Lots 7 and 8 on the above mentioned map;
THENCE along said division line north 56 degrees 56 minutes 00 seconds west t 25.00 feet to the division

AND TO HOLD thepremises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the parly of the first part covenants that the party of the first part has not done or suffered anything
whereby the said promises have been encumbe~l in any way whatever, encept as aforesaid.
AND the party Df the first part, in compliance with Section 13 of the Lien Law, covenants that thc parly of
the first pan will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose,
