THIS INDENTURE, made the 12th day of April, Two Thousand Eleven
BETWEEN
ROSEMARY TERESA KELLY, residing at 10! Dartmouth Drive, Hicksvitle, New York 11801,
party of the first part, and
KATHERINE ANDREADIS, residing at 15-01 145th Place, Whitestone, New York 11357,
party of the second part,
WITNESSETH, that the party of the first part, in consideration often Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release onto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being near the Village of Greenport in the Town of Southold, County
of Suffolk and State of New York, bounded and described as fotlows:
BEGINNING at a monument at the intersection of the easterly side of Fiddler Lane with the
southerly line of Meadow Lane;
RUNNING THENCE along said southerly line of Meadow Lane, South 80 degrees 22 minutes
50 seconds East, 114.54 feet;
THENCE along land now or formerly of Oeorgulos, South 9 degrees 37 minutes 10 seconds
West, 42.19 feet;
THENCE South 84 degrees 50 minutes 50 seconds West along land now or formerly of Kelly,
100.0 feet to said easterly line of Fiddlers Lane;
THENCE along the easterly line of Fiddlers Lane, North 5 degrees 9 minutes 10 seconds West,
70.0 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated July 12, 2001, and recorded August 17, 2001, in the Office of the Suffolk County
Clerk in Liber 12136, Page 550.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the t~emises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatev~, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the fight
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be consu'ued as if it read "parties' whenever the sense of this indenture so
requires.
