THIS INDENTURE, made thc 14m day of April, Two Thousand Eleven
BETWEEN

Orient, New York 11957
party of the first part, and
JOAN KENNEDY, residing at~l~ Modehes Road, St. James, New York 11780
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, in the Town of Southold, County of Suffolk and State
of new York, known and designated as Lot No. 16 as shown on a certain map entitled, "Map of
Willow Terrace, Section One at Orient, town of Southold, Suffolk County, New York," owned
and developed by Robert J. Douglass, Orient, new York, surveyed January 27, 1969, by Van Tuyl
and Son, Licensed Land Surveyors, Greenport, New York and filed in the Office of the Clerk of
the County of Suffolk on November 28, 1969 under File No. 5407, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Willow Terrace Lane distant 506.89 feet
southerly from the corner formed by the intersection of the southerly side of King Street and the
westerly side of Willow Terrace Lane',
RUNNING THENCE along the westerly side of Willow Terrace Lane, South 22 degrees 30
minutes 00 seconds East., a distance of 160 feet to a point;
RUNNING THENCE South 71 degrees 35 minutes 20 seconds West, 146.66 feet to a point;
RUNNING THENCE North 22 degrees 30 minutes 00 seconds West, 160 feet to a point;
RUNNING THENCE North 71 degrees 36 minutes 20 seconds East, 146.66 feet to the westerly
side of Willow Terrace Lane, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated May 11, 2006, and recorded June 14, 2006, in the Office of the Suffolk County Clerk
in Liber 12455, Page 284.
TOGETHER with all right, title and interest, if any, of the party of the first part in md to any
streets and roads abutting the above described pa:mists to tbe center lines th~eof; TOOETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
pr~mises; TO HAVE AND TO HOLD the pr~rnises herein granted unto the party of the second
part, the heirs or sue, ce~ors and assigns of the party oft.he second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party &the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust f-and to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total &the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
