WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being it%lilim at Orient, in the Town of Southold, Suffolk County,
DA New York, known and designated as part of Lot 3 and part of Lot 4
on a certain map entitled, "Map of Willow Terrace, Section One at
Orient , Town of Southold, Suffolk County, New York" filed in the
Suffolk County Clerk' s Office on November 28, 1969, as Map No.5407 ,
said premises being more particularly bounded and described, with

BEGINNING at a point on the westerly line of Willow Terrace Lane

RUNNING THENCE along said westerly line of Willow Terrace Lane

RUNNING THENCE through lot No. 4 South 49 degrees 12 minutes
00 seconds West 185 feet, more or less, to the ordinary high
water line of Orient Harbor;
RUNNING THENCE NOKthwesterly along said ordinary high water line
130 feet, more or less, to the division line between lot nos. 2
and 3 , as shown on said Map;
RUNNING THENCE through Lot No. 3 North 58 degrees 26 minutes 00
seconds East 187 feet, more or less, to ,the westerlyline of Willow
Terrace Lane and the point or place of BEGINNING.
The premises herein is not subject to a ,credit line mortgage. '
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any Streets and
`J roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors Arid assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything—,
whereby the said premises have been encumbered in any way whatever, except as Aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part wdl receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
