17.00 WITNESSETH, that the party of the first put, in consideration of Ten Dollars and or C-1 valuable consideration

and State of New York, bounded and described as follows:

where the same is intersected by the southeasterly corner of land now or
formerly of Curran with the southwesterly corner of the premises about to be
described herein, said point being distant 520.00 feet more or less
northeasterly as measured along the northwesterly side of Rabbit Lane from
the corner formed by the intersection of the easterly side of Bay Avenue with
the northwesterly side of Rabbit lane:
RUNNING THENCE from said point or place of beginning along lard now or
formerly of Curran first above mentioned North 34 degrees 12 minutes 40
seconds West 187.93 feet to shore of Marion Lake;
RUNNING THENCE along said shore of Marion Lake North 58 degrees 46 minutes 0
seconds East 39.58 feet to land now or formerly of Bastedo;
RUNNING THFNCE along said land South 34 degrees 12 minutes 40 seconds East
179.76 feet to the northwesterly side of Rabbit Lane, and;
RUNNING THENCE along the northwesterly side of Rabbit Lane South 46 degrees
59 minutes 50 seconds West 40.00 feet to the point or place of BEGDW=.
TOGETHER with a right-of-way over said 16-foot roadway from the easterly
line of Bay Avenue easterly to the easaterly line of above-described
premises;
TOGETHER with a right-of-way 8 feet in width over a certain strip of land
adjacent to the easterly line of land now or formerly of Schiavoni and others
running from said 16 foot right-of-way southerly to the Bay.
BEING AND INTENDED to be the same premises as were conveyed to the
party of the first part by deed dated 12/19/86 and recorded in the
Office of the Suffolk County Clerk in liber 10205 cp 570 .

vJ� TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
1 AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
J rhe said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
j put will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
