paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

State of New York, more particularly bounded and described as follows:
BEGINNING at a corner formed by the intersection of the westerly line of
Cedar Avenue and the northerly line of the 50 foot right of ray (said point
of intersection being the southeast corner of the land acquired by Bown and
Wolf by Deed recorded in Liber 3639 page 312);
THENCE South 89 degrees 57 minutes 40 seconds West along the northerly line of
said right of way 250 feet;
THENCE North 10 degrees 46 minutes 00 seconds West and parallel with Cedar
Drive 196 feet;
THENCE North 89 degrees 57 minutes 00 seconds East and parallel with said right
of way 250 feet to the westerly line of Cedar Drive;
THENCE South 10 degrees 46 minutes 00 seconds East along the westerly line
of Cedar Drive 196 feet to the point or place of BEGINNING.
TOGETHER with a right of way over said 50 feet right of way along the southerly
line of said premises from Decar Drive to Rocky Point Road.
