Box 1179 Southold, New York 11971 Dear Ms. Jill Doherty and Board of Trustees, I am writing to request your review of our application to clarify building restrictions on a house and small parcel of land located at 1980 Nokomis Rd. The house was reportedly built in 1968, and was recently renovated. We are considering purchasing the house, but would like to understand any restrictions on the property because it is located within 100 feet of a creek. We would like to build a small deck or patio measuring approximately 400-600 sf as located on the attached plot plan. This area is located above the creek bank. We would use either open spaced wood planks or pavers with open joints to allow water to percolate through to the soil. In addition, we'd like to inquire if there are any restrictions on tree removal. There are several trees on the lot, and we would like to remove some of the smaller, less established ones to allow more sunlight to filter through. I would appreciate any feedback you could give us regarding these issues. We are seriously interested in purchasing the house, but would also like to avoid a lengthy delay for a more formal hearing. We understand the limitations you may have in giving us a response to a hypothetical request like this. But we'd feel much more comfortable if we knew these changes would be acceptable and still meet any wetlands restrictions the town or state may have. Thanks very much for your assistance.
