BEING THE SAME PREMISES conveyed to the party of the first
part by deed from Robert Casola dated November 29, 1976, recorded
December 17, 1976 in Liber 8160 of deeds at page 81.
TOGETHER with all the right, title and interest of the party
of the party of the first part in and to any lands lying in the
bed of any right of way, highway, road, street or avenue, or in
the bed of any waterway, marsh, pond, lake, bay, drainage or
irrigation ditch, river, creek or stream, running through the
premises to be conveyed or lying in front of or adjacent thereto,
together with any and all right of ingress or egress over and
across any private drive, land, waterway or road, leading to and
from any highway, road, street or avenue, to the real property ,
herein described.
ALL AS SHOWN on Sheet 7 of "Map of lands to be acquired
pursuant to Section 3-0305 of the Environmental Conservation
Law - Project: Q-TWL Suffolk 13 - Long Beach Bay Tidal Wetlands"
made by Howard W. Young, L.S. dated November 22, 1988 and filed
in the Department of Environmental Conservation as Map No. 10646.
THE PREMISES herein conveyed do not constitute all or
substantially all of the assets of Oyster Ponds Historical
Society, Inc.
TOGETHER with the appurtenances and all the estate, rights
and interest of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD, the premises herein granted unto the.
parties of the second part, their successors and assigns forever.
And the party of the first part covenants as follows:
FIRST: That said party of the first part is seized of said
premises in fee simple, and has good right to convey the same;
SECOND: That the parties of the second part shall quietly
enjoy the said premises;
THIRD: That said premises are free from incumbrances;
FOURTH: That the party of the first part will execute or
procure any further necessary assurance of the title to said
premises;
FIFTH: That the party of the first part will forever
warrant the title to said premises; and
