Suffolk and State of New York, known and designated as Lot No. 62
on a certain map entitled, "Map of Pebble Beach Farms, East Marion,
Town of Southhold, Suffolk County, New York" , and filed in the
office of the Clerk of the County of Suffolk on June 11, 1975, as
Map No. 6266 , and being more particularly bounded and described as
follows:
BEGINNING at a point on the easterly line of The Long Way said
point being 1046. 12 feet southerly from the extreme southerly
terminus of a curve connecting the south line of The Long Way with
the east line of The Long Way, said point also being the division
line between Lot #63 and Lot #62; RUNNING THENCE N 760 28 ' 30" E
along said division line 394. 90 feet to the map line of Pebble
1 Beach Farms and land now or formerly of Andre K. Birten, et al;
THENCE RUNNING S 130 26 ' 40" E 80.00 feet to open space "D" as
shown on the map of Pebble Beach Farms; RUNNING THENCE S 760 28 '

RUNNING along said line 80.75 feet along the arc of a curve bear-
ing to the right and having a radius of 1470. 00 feet to the point
or place of BEGINNING.

TOGETHER with all right, tide and interest, if any, of the party of the first part in and to any streets and

OvU AND the parry of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
