ALSO RESERVING to the grantor an easement for pedestrian access only from the premises retained by the grantor to the waters of Long Beach Bay over the lands hereby conveyed for so long as the grantor retains a fee interest in her premises abutting the lands herein conveyed. This easement shall terminate upon the occurrence of the earlier of 1) the grantor's conveyance of the entire fee interest in her abutting property or 2) the death of the grantor. The bearings as set forth in the above described parcels of land are referenced to Grid North, New York State Plane Coordinate System, Long Island Zone. Together with all right, title and interest of the grantor in and to all ponds, bays, streams and roads, and the land within the beds of all ponds, bays, streams, roads abutting, adjoining or traversing the above described premises, except that road leading from Main Road south to the premises hereby conveyed. It is the intention of the parties that no access from Main Road to the premises hereby conveyed is granted by this deed and that the grantee shall have access to said lands only by waters of Long Beach Bay and Tom Browns Creek or other adjoining lands of the grantee. Subject to the rights, if any, of others than the grantor in and to all ponds, bays, streams and roads abutting, adjoining or traversing the above described premises; also subject to all public utility easements, transmission and telephone lines affecting the above described premises, and restrictions of record. BEING and intending to convey a portion of the lands described in a deed from Frank G. Latham to Roy A. Latham and Harry G. Latham dated August 30, 1927 and recorded December 31, 1927 in Liber 1292 of deeds at page 26. The said Harry G. Latham died March 26, 1966 and pursuant to his will duly admitted to RECORDED SEP 13 1989
