witnesseth, that the party of the first part, in consideration of

State of New York, known and designated as lot number 64 and part
DIST. of lot 65 on a certain map entitled "Map of Section Two Gardiner's
1000 Bay Estates, situate at East Marion, Long Island" which map was
filed in Suffolk County Clerk's Office on September 23rd, 1927,
SECT. under the number 275 and being more fully described as follows:

BEGINNING at a point on the easterly side of a private road
BLOCK known as Old Orchard Lane where same is intersected by the division
0200 line between Lot 64 and Lot 63 on said map;
LOT RUNNING THENCE along said division line and land now or
41 formerly of Frentzel south. 58 degrees 58 minutes 30 seconds west
a distance of 130 feet;

THENCE north 31 degrees 01 minutes 30 seconds west a distance
of 75 feet;
RUNNING THENCE north 58 degrees 58 minutes 30 seconds east
through lot 65 for a distance of 130 feet to the westerly side of
Old Orchard Lane;
THENCE south 31 degrees 01 minutes 30 seconds east along
westerly side of Old Orchard Lane a distance of 75 feet to the
point or place of BEGINNING.
Together with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; Together with
the appurtenances and all the estate and rights of the party of the
first part in and to said premises; To Have and to Hold the
premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part
forever.
And the party of the first part covenants that the party of the

premises have been encumbered in any way whatever, except as

And the party of the first part, in compliance with Section 13 of
the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the
