testamentary were issued by the Surrogate's Court, Suffolk County, New York
on May 9, 1990 and by virtue of the power and authority given in and by said last will

SCHEDULE A
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at East Marion, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of the Main (State)
Road approximately 5500 feet easterly from the intersection of
the easterly line of Stars Road and the northerly line of the
Main (State) Road, where the boundary between the land now or
formerly of Joanne B. Schwartz and lands now or formerly of
Robert Gillispie, Jr. , intersects the northerly line of the Main
(State) Road, running thence along said land of Gillispie; North
15 degrees 30 minutes 00 seconds West 215. 0 feet; thence North 68
degrees 45 minutes 50 seconds East 225. 60 feet; thence South 17
degrees 06 minutes 30 seconds East 215. 0 feet; thence along the
said northerly line of the Main (State) Road on an arc with a
radius of 2259 . 01 feet; 161.97 feet to a point in said northerly
line of the Main (State) Road; thence South 70 degrees 19 minutes
40 seconds West 69. 69 feet to the point of BEGINNING.
The above described parcel of property being and intended to be
Lot Number 3 of a certain minor subdivision made for Joanne B.
Schwartz at East Marion, Town of Southold, New York approved by
Planning Board, Town of Southold on May 15, 1978.
TOGETHER with a walking right of way more particularly bounded
and described as follows:
BEGINNING at a point on the easterly line of land of Robert W.
Gillispie, said point being the northwesterly corner of land
conveyed or to be conveyed by Joanne B. Schwartz to Joseph F.
Woglom and Rita Cooke Woglom, his wife, and being 215. 0 feet
northerly from the northerly line of Main Road; running thence
along said land of Gillispie, North 15° 30 ' West 220. 0 feet to
other land of Schwartz; thence along said other land, four
courses: (1) North 53 ° 39 ' 50" East 215. 88 feet; thence (2)
North 17° 06 ' 30" West 421. 52 feet; thence (3) South 790 44 ' West
35. 25 feet; thence (4) North 17 ° 06 ' 30" West 180 feet to
ordinary high water mark of Long Island Sound; thence easterly
along said high water mark 50. 36 feet to land of Swick; thence
along said land of Swick and along land of Sloan, South 17 ° 06 '
30" East 610. 38 feet; thence through other land of Woglom, two
courses: (1) South 530 39 ' 50" West 205 . 50 feet; thence (2)
South 15° 30 ' East 210. 95 feet to the northerly line of said land
conveyed by Joanne B. Schwartz to Joseph F. Woglom and Rita Cooke
Woglom, his wife; thence along said land South 680 45 ' 50" West
25. 13 feet to the point of BEGINNING.
SUBJECT to a right of way over the westerly twenty-five (251 )
feet of premises herein described for ingress and egress to and
from Main Road.
TOGETHER with a Walking Right of Way six feet (61 ) in width
extending from the northeasterly corner of the premises described
herein to Long Island Sound.
TOGETHER with the right to use in common with other owners of
Lots 1, 2 and 3 of a certain minor subdivision signed by John
Wickham of the Southold Town Planning Board on May 15, 1978 , a
certain beach area located on the easterly 50 feet of said minor
subdivision abutting Long Island Sound, said area being 50 ' on
Long Island Sound having a depth of 1801 , more or less,
contiguous with the 15 foot walking right of way as shown on said
map.
