WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the building and improvements thereon erected,
situate,lying and beingAKA= at East Marion, Town of Southold, County of Suffolk and
State of New York, more particularly bounded and described as follows:
BEGINNING at a point on the southeasterly side of a 25 foot private right of way
known as "Truman's Path", where the same is intersected by the division line
between the southwesterly side of land now or formerly of Bollman, and the
northeasterly side of the hereinafter described parcel;
DIST. RUNNING THENCE along said division line, south 29 degrees 46 minutes 20 seconds
1000 east 219 feet to the northwesterly side of Gardiners Bay;
SECT. THENCE ALONG THE NORTHWESTERLY SIDE OF Gardiners Bay, on a tie line bearing
031. 00 South 40 degrees 08 minutes west 151.14 feet to the northeasterly side of a 20
BLK. foot private right of way;
13. 00 THENCE along the northeasterly side of said 20 foot private right of way, north
LOT 23 degrees 00 minutes west 238 feet to the southeasterlyside of a 25 foot private

THENCE along said 25ifoot private right of way known as "Truman's Path" north

BEING AND INTENDED TO BE the same premises conveyed to the parties of the first
part by deed dated 4/14/81, recorded 4/17/81 in Liber 8989, cp 430.

TOGETHER with all right, title and interest, if any,of the party of the first

roads abutting the above described premises to the center lines thereof', TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the paty of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the Improvement before using any part of the total
of the same for any other purpose.
