New York, bounded and described as follows: BEGINNING at a monument set in the easterly side of Shipyard Lane (J Q at the Northwesterly corner of land now or formerly of Gordon Rackett; RUNNING THENCE North 24 degrees 40 minutes 00 seconds LOCK West along the easterly side of Shipyard Lane, 53.90 feet to land now or formerly of J. Edgar Voorhes; THENCE North 65 degrees �� 38 minutes 40 seconds East along said last mentioned land OI 168.29 feet to land now or formerly of Jos. Cherepowicz; THENCE South 24 degrees 56 minutes 30 seconds East along said last mentioned land, 54 . 85 feet to a monument and land now LOT or formerly of Gordon Rackett; THENCE South 65 degrees 57 minutes 00 seconds West along said last mentioned land, 168. 56 feet to the monument set in the easterly side of Shipyard Lane at the point or place of BEGINNING. a BEING AND INTENDED to be the same premises as conveyed by deed dated May 24, 1974, in ,Liber 7661 page 482 in the Office of the Clerk of the County of Suffolk on June 24 , 1974 . TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the parry of the second part forever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are free from incumbrances, except u aforesaid; that the party of the first part will execute or procure any further necessary assurance of the title to said premises; and that said party of the first part will forever warrant the title to said premises. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
