R. Nagy intersects the said southerly side of Harbor Road; RUNNING THENCE South 49 degrees 32 minutes West and along the Easterly line of land now or formerly of O. R. Nagy 232.55 feet to the ordinary high water mark of Orient Harbor; RUNNING THENCE South 62 degrees 18 minutes 20 seconds east and along the ordinary high water mark of Orient Harbor 56.78 feet to land now or formerly of O. Richard Nagy; RUNNING THENCE North 49 degrees 32 minutes East, 220 feet and along the land now or formerly of O. Richard Nagy, ;to the southwesterly side of Harbor Road; RUNNING THENCE North 57 degree-s-16 minutes 10 seconds West along the southwesterly side of Harbor Road 55.05 feet to MOO the point of place of BEGINNING. (P7y) BEING AND INTENDED to be the same premises conveyed by HAROLD E. DADSON, JR. o sioo and AUDRA Y. DADSON, his wife, to the party of the fust part by deed dated October 1, 1971 and recorded in the Suffolk County Clerk's Office in Liber 7024, page 46. QOd000 TOGETHER with all right, title and interest, if any, of the party of the fust part in and to any streets and roads abutting the above described premises to the center line thereof; TOGETHER C with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND To HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the fust part covenants that the party of the fust part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the fust part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same fust to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
