BETWEEN
ELEANOR NAGY, residing at 283 Watchung Avenue, Bloomfield, New Jersey
party of the first part/grantor, and
R & E NAGY FAMILY PARTNERSHIP, having an address at 283 Watchung Avenue,
Bloomfield, New Jersey
party of the second part/grantee,
WrrNESSETH, that the party of the fust part, in consideration of Ten ($10.00) Dollars
and other valuable consideration paid by the parry of the second part, does hereby grant and
release unto the parry of the second part, the heirs of successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, in the Town of Southold, County of Suffolk, State
Cof New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Harbor Road distant 155.05 feet
southeasterly from the comer formed by the intersection of the southwesterly side of Harbor
Road with the southeasterly side of Douglass Street, which point is where the southeasterly line
of land now or formerly of Eleanor F. Nagy intersects the southwesterly side of Harbor Road;
RUNNING THENCE South 49 degrees 32 minutes West and along the southeasterly line of land
now or formerly of Eleanor F. Nagy. 220___ feet to the ordinary high water mark of Orient
Harbor; RUNNING THENCE South 62 degrees 13 minutes 20 seconds East along the ordinary
high water mark of Orient Harbor 79.95 feet to a "right of way"; RUNNING THENCE North
49 degrees 32 minutes East and along a right of way 2 2 7_.,fet to the southwesterly side of
Harbor Road; RUNNING THENCE North 57 degrees 16 minutes 10 seconds West along the
southwesterly side of Harbor Road 77.52 feet to the point of place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed by HAROLD E. DADSON, JR.
and AUDRA Y. DADSON, his wife, to the party of the fust part by deed dated October 1, 1971
and recorded in the Suffolk County Clerk's Office in Liber 7024, page 42.

TOGETHER with all right, title and interest, if any, of the party of the fust part in and to any 1
streets and roads abutting the above described premises to the center line thereof, TOGETHER
with the appurtenances and all the estate and rights of the party of the fust part in and to said v
premises; To HAVE AND To HOLD the premises herein granted unto the parry of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the parry of the fust part covenants that the party of the fust part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the fust part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying
the cost of the improvement and will apply the same fust to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word
