TOGETHER with all right, title and interest, if any, of the party of the first part in and'to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
F and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
H HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.

SUBJECT TO a right of way 50 feet in width, the center line of
which is described as follows:
BEGINNING at a point on the southerly line of the premises
hereinabove described, 25 .08 feet westerly along said line from
the westerly line of land now or formerly of Gurney and running
the following two ( 2) courses:
( 1) North 38 degrees 08 minutes West, 115.13 feet; thence

BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part herein by deed of Phyllis E. Hale and Barbara P.
Hughes dated 10/13/75 and recorded in the Office of the Clerk of
Suffolk County on 10/21/75 in Liber 7928 of Conveyances, at Page
583.
EXCEPTING THEREFROM the following described parcel :
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected , situate, lying and being at
Orient, Town of Southold, County of Suffolk and State of New York,
being more particularly bounded and described as follows :
BEGINNING at an interior point on the center line of a 50 foot
right of way, said point being the following five (5) courses and
distances from the corner formed by the intersection of the
northeasterly side of Young ' s Road with the northwesterly side of
Main State Road;
( 1 ) Northeasterly along the northwesterly side of Main State Road
from said corner, 3125.72 feet to the southerly side of a 34 foot
Right of Way;
( 2) along said southerly side of said Right of Way, North 26
degrees 49 minutes 10 seconds West, 157.37 feet, to the
northwesterly side of a 50 foot Right of Way;
