Yr Mrh Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above clescribed premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first pan in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for env other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings
improvements thereon erected, situate, lying and being at Orient,
in the Town of Southold, County of Suffolk, and State of New York,
and bounded and described as follows:
PARCEL I
BEGINNING at a stake set on the northerly line of the Main Road at
the southwesterly corner of the premises herein described and at
the southeasterly corner of lands now or formerly of C. J. Welles;
RUNNING THENCE along said land of C. J. Welles, North 4° 50' East
222.10 feet to a point which is the southwesterly corner of lands
conveyed by Charles F. Bauer and Anna C. Bauer to Clement J. Welles

R[RWNG THEM along said lands South 870 12' Fast 94.94 feet to
a point on the westerly line of a right-of-way;
RUNNING THENCE along said westerly line of said right-of-way South
4° 50' West 220.58 feet to a point on said northerly line of Main
Road opposite the center of a large stone masonry post;
RUNNING THENCE along said northerly line of Main Road North 88° 6'
20" West 95 feet to the point of BEGINNING.
TOGETHER with all the right, title and interest of the party of the
first part in said Main Road abutting the premises, to the center
line thereof.
TOGETHER with a right-of-way over a strip of land along the easterly
line of the premises herein described from the said Main Road to
the northeasterly corner of said premises.
PARCEL II
BEGINNING at a stake set on the southerly line of Main Road at the
northwesterly corner of the premises here described and at the north-
easterly corner of land now or formerly of C. J. Welles;
RUNNING THENCE along said southerly line of Main Road, South 88°
6' 20" East 10.00 feet to other land now or formerly of Elizabeth
K. Dexter;
THENCE along said other land now or formerly of Elizabeth K. Dexter,
South 200 91 30" West 1248. feet, more or less, to ordinary high
water mark of Orient Harbor;

THENCE along said land of C. J. Welles, North 180 12' 20" East 1210.
feet, more or less, to the point of BEGINNM-
TOGS with all right, title and interest of the party of the first
part in said Main Road abutting the premises, to the center line
thereof, and in Orient Harbor abutting the said premises.
BEING and intended to be the same premises conveyed to the party
of the first part by deed dated December 27, 1956, and recorded in
the Suffolk County Clerk's Office in Liber 9673 at page 119.
