WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being2wdur at East Marion, in the Town of Southold, County of Suffolk and
State of New York, being known and designated as and by part of Lot 83 and all
I of Lot 82 as shown on a certain map entitled, "Map of Section Two, Gardiners
Bay Estates," and filed in the Office of the Suffolk County Clerk on September 23,
1927 as Map 11275, being more particularly bounded and described as follows :
Beginning at a point on the southerly side of Parsons Boulevard where same is
intersected by the division line between lots 81 and 82 on said map; running
thence along the southerly side of Parsons Boulevard south 47 degrees 40 minutes
east 85.35 feet; running thence south 56 degrees 36 minutes west 166.66 feet;
running thence north 47 degrees 2Z minutes west 60.50 feet to the division line
between lots 81 and 82; running thence along said division line north 45 degrees
05 minutes east 162.00 feet to the southerly side of Parsons Boulevard at the
point or place of beginning; all being and intending to be the same as that
which was conveyed by deed from Gardiners Bay Company, Inc. to Paul W. Gabbert
and Margaret E. Gabbert, his wife, dated October 21, 1953 and recorded in the
office of the Clerk of the County of Suffolk in Liber 3602 of deeds at page 5430
and by deeds from Gardiners Bay Company, Inc. To Paul W. Gabbert and
Margaret E. Gabbert, his wife, dated December 3, 1964 and recorded in the office
Q of the Clerk of the County of Suffolk in Liber 5847 of deedsat page 85 and in
