Hundred and Ninety-Three, between
EDWARD W. LATHAM, residing at 31900 Main Road, Orient, New
York` 11957, Grantor, and
GEORGE H. GRAY, as custodian of Peter Lowell Gray under the
Uniform Gift to Minors Act of the State of New York and PATRICIA
LATHAM GRAY, each residing at 80 Crosman Terrace, Rochester, NY
14620, Grantees,
WITNESSETH, that the Grantor, in consideration of One Dollar
($1. 00) and other good and valuable consideration paid by the
Grantees, hereby grant and release unto the Grantees and the
distributees and assigns of the Grantees forever,
ALL THAT TRACT OR PARCEL OF LAND, situate in the Village of
Orient, Town of Southold, County of Suffolk and State of New
York, being more particularly bounded and described as follows:
Commencing at a point in the easterly line of Young's Road which
point is 1,871. 35 feet northerly, as measured along the easterly
line of Young's Road, from the intersection of said easterly line
of Young's Road with the northerly line of Main Road; thence
1) N 190 41' 10" W along the easterly line of Young's Road, a
distance of 21. 84 feet to a point; thence
2) N 460 37' E along the southerly line of lands now or formerly
owned by Strohmeyer, a distance of 246. 0 feet to a point; thence
3) S 430 23 ' E, a distance of 20. 0 feet to a point in the
southerly line of lands now or formerly owned by Spinello; thence
4) N 460 37' E along the southerly line of lands now or formerly
owned by Spinello, a distance of 83 . 62 feet to a point; thence
5) S 340 27' 40" E along the westerly line of lands now or
formerly owned by the Brown Estate, a distance of 258. 64 feet to
a point; thence
6) S 550 32' 20" W along the northerly line of lands now or
formerly owned by Latham, a distance of 196.49 feet to a point;
thence
7) N 230 44' 10" W along the easterly line of lands now or
formerly owned by Caufield, a distance of 238 .86 feet to a point;
thence
8) S 460 37' W along the northerly line of lands now or formerly
owned by Caufield, a distance of 184 .47 feet to the point and
place of beginning.
Containing 1. 096 acres more or less.
Subject to all covenants, easements and restrictions of
record, if any, affecting said premises.
This Deed is made to convey all of the Grantor's remaining
right, title and interest in and to the premises.

TOGETHER with the appurtenances and all the estate and
rights of the Grantors in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the
Grantees, and the distributees and assigns of the Grantees,
forever.
AND said Grantor covenants .as follows:
FIRST, that the Grantees shall quietly enjoy the said
premises;
SECOND, that Grantor will forever WARRANT the title to said
premises;
THIRD, that, in compliance with Section 13 of the Lien Law,
the Grantors will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust
fund improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of
the same for any other purpose.
IN WITNESS WHEREOF, the Grantor has hereunto set his hand
