Block 6 BEGINNING at a point on the Southeasterly lisle of South Lane which said point
is distant Northeasterly 265.52 feet from the corner formed by the intersection
Lot 1.1 of Sylvan Drive and South Lane, and which said point is also located at the
Northeasterly line of land now or formerly of Stern:
RUNNING THENCE South 31 degrees 01 minutes 30 seconds East, along land now
or formerly of Stern 178.94 feet;
THENCE North 41 degrees 45 minutes 00 seconds East 67.71 feet to a ten
foot right of way;
THENCE North 31 degrees 01 minutes 30 seconds West along the Southwesterly
side of the said ten foot right of way 177.68 feet to the Southeasterly line
of South Lane;
THENCE South 42 degrees 46 minutes 30 seconds West, along the Southeasterly
line of South Lane 67.34 feet to the aforesaid land now or formerly of Stern
at the point or place of beginning.
BEING the same premises conveyed to Charles W. Johnson and Marguerite H.
Johnson by deed dated April 21, 1966 and recorded in the office of the
Suffolk County Clerk on April 27, 1966 at Liber 5947, page 472.
BEING the premises known as 500' South Lane, East Marion, N.Y.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to .any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except.as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment'of the cost of the improvement before using any part of the total of the same for
