Parker Trust, 117 Newbridge Road, Hicksville, New York 1 party of the first part, and DEBORAH A. .KUSA residing at 1 Country Club Road Bellport, New York DISTRICT SECTION SLOCK LOT party of the secondpart I RM 77H Do-' Fla FL-D WITNESSETH,that the party of the first part, in consideration of Ten Dollars anfother valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being hrEft at East Marion, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the southerly line of the Main Road, (N.Y. Route 25) at the northeasterly corner of land now or formerly of Sailer, and from said point of beginning running thence along said southerly line of the Main Road (N.Y. Route 25) South 83 degrees 20 minutes 00 seconds East, 279.25 feet to land now or formerly of Sellis; running thence along said land of Sellis and land now or formerly Schafer and land now or formerly of Mosbach South 28 degrees 59 minutes 10 seconds East, 1,340 feet, more or less, to the ordinary high water mark of Gardiners Bay; running thence along said ordinary high water mark of Gardiners Bay on a tie line course of South 41 degrees 29 minutes 30 seconds West, a distance of 277.47 feet to land now or formerly of Clayton and Smith; running thence along land last mentioned and along land now or formerly of Sailer, two courses as follows: (1) North 28 degrees 13 minutes 10 seconds West 400 feet, more or less; thence (2) North 27 degrees 35 Minutes 00 seconds West 1195.89 feet to said southerly line of the Main Road (N.Y. Route 25) and the point or place of beginning. Being the same premise's conveyed to Grantor and Alberta Edwards Parker from Alberta Edwards Parker by deed dated July 16, 1984, and recorded in the Suffolk County Clerk's Office on August 1, 1984 in Liber 9612 p. 278 of conveyances. Premises known as 11360 Main Road, East Marion, New York. Being the same premises conveyed from George E. Parker to The George E. Parker Trust by deed dated December 26, 1992 and recorded in the Suffolk County Clerk's Office on March 23, 1993 in Liber 11622 page 719 of conveyances. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust.fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first,to,the payment of the cost.,of the improvement before using any part of the total of the same for any other �pupose .
