THIS INDENTURE, made the U/ /day of July 19 94 BETWEEN MICHAEL PANTELIS & ELIZABETH PANTELIS , his wife , residing at 1101 84th Street , Brooklyn, New York party of the first part, and EFSTATHIA MARINAKIS , residing at 664 85th Street , Brooklyn, New York DISTRICT SECTION (�� ® ®LOC® �tOT G 11 Il party of the second part, WITNESSETH, that the party of the first part, in consideration of $ dollars paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs J or successors and assigns of the party of the second part forever, l� ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and beingymmig at East Marion, Town of Southold , Suffolk County , New York, bounded and described as follows : BEGINNING at a point on the division line between the easterly side of a 50 foot wide right of way and land now or formerly of Pebble Beach Farms Map 116266 , distant north 18 degrees 25 minutes 10 seconds west, 393 . 90 feet from where said division line intersects the northerly side of Main Road (New York State Route 25) ; RUNNING THENCE from said point and place of beginning , south 68 degrees 59 minutes 00 seconds west 462 . 35 feet to a 25 foot wide village of Greenport right of way ; THENCE along the last mentioned land, north 21 degrees 01 minute 00 seconds west 175 . 00 feet ; THENCE north 68 degrees 59 minutes 00 seconds east 470 . 28 feet to land now or formerly of Pebble Beach Farms , Map 116266 ; THENCE along the last mentioned land south 18 degrees 25 minutes 10 seconds eas 175. 18 feet to the point or place of BEGINNING. SUBJECT TO and TOGETHER WITH a right of ingress and egress over a 50 foot wide righ of way to Main Road (New York State Route 25) ALSO SUBJECT to the rights and easement of others to maintain said right of way in passable condition in conformance with Section 280—A of the Town Law and subject to the rights and easements of others to install and maintain utilities within said right of way. SAID premises known as and by 475 Golfview Court, East Marion, New York TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cast of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
