WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beings at Orient, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described on Schedule A,
attached hereto and trade a part hereof.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southhold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point which marks the southeasterly corner of the premises about to be
described, which point is also the northeasterly corner of premises conveyed to William C. Rose
and Lilian A. Rose, his wife, by deed dated 5/30/72 and recorded in the Office of the Clerk of
Suffolk County on 6/29/72, which point is distant North 8 degrees 09 minutes 40 seconds West
when measured along the division line between said land conveyed to William C. and Lilian A.
Rose and land now or formerly of Orient Realty Company 249.61 feet from a point where said
division line intersects the northerly side of Main (State) Road; and from said point of beginning
running thence along the northerly side of said land conveyed to William C. and Lilian A. Rose
and along land now or formerly of Zabriskie, North 87 degrees 35 minutes 00 seconds West
217.73 feet to land now or fornnerly of Duvall;
RUNNING THENCE along said land, North 12 degrees 41 minutes 30 seconds West 168.09
feet to land now or formerly of Rufus Tuthill Estate;
RUNNING THENCE along said land North 13 degrees 12 minutes 10 seconds West 217 feet;
RUNNING THENCE along other land 4pw or fonnerly of Orient Realty Company North 77
degrees 18 minutes 30 seconds East 212.15 feet and South 12 degrees 41 minutes 30 seconds
East 441.82 feet to the point or place of BEGINNING.
TOGETHER WITH A right of way 25 feet in width 12/1/2 feet of which runs from
the subject property along the westerly boundary line of premises described in
Liber 7188 page 404 over land now or, formerly of William C. Rose and Lilian
A. Rose, to the north side of NYS Route 25 and the remaining 12 1/2 feet of
which runs from the subject property along the easterly boundard line of
property described in Liber 8549 page 137 over land now or formerly of William
C. Rose.
Such right of way is for ingress and egress and utility purposes only.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the
first pert by Deed dated 5/3/73 and recorded 5/11/73 in Liber 7398 page 245.
