WITNESSETH, that the party of the first part, in consideration of ten dollars an •Yealuable,cousiOWtion
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

New York, being more particularly bounded and described on Schedule A,
attached hereto and made a part hereof.

TOGETHER with all right, title and interest,if any, of the party of the first part in and to any streets and

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.

SCHEDULE A
All that certain plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and,being in the Hamlet of Orient, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at an iron pipe set on the northerly line of the Main Road at the intersection of
said northerly fine of Main Road with the easterly line of land of Duvall, from said point of
beginning, running along said land of Duvall, three courses as follows:
1. North 3 degrees 50 minutes 40 seconds west, 219.63 feet to a post; thence
2. South 84 degrees 02 minutes 40 seconds east, 90.30 feet to a post; thence
3. North 14 degrees 10 minutes 40 seconds west 13.80 feet to a point
and land now or fonuerly of Rose;
THENCE along said land of Rose, South 88 degrees 25 minutes 50 seconds east, 28.71 feet to
an iron pipe;
THENCE along land now or fopnerly of Rose, south 6 degrees 24 minutes 20 seconds east,
248.12 feet to an iron pipe on the northerly line of Main Road;
THENCE along said northerly line of the Main Road on a curve to the right having a radius of
1075.95 feet a distance of 130.43 feet to the point of beginning.
SUBJECT TO a right of way 12 1/2 feet in width extending from NYS Route 25 along
the easterly boundary of the above described property to property to the north
described in Liber 7398 page 245 being lands now or formerly of Lilian A. Rose,
which right of way is for ingress and egress and for utility purposes only.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by Deed dated 11/8/78 and recorded 12/13/78 in the Office of the Clerk of the
County of Suffolk in Liber 8549 page 137.
