BEGINNING at a point on the Ea`` a side of Latham Lane where the same is

on the above mentioned map, said=point-also being distant 116 feet Northerly,
as measured along the Easterly side of Latham Lane from the Northerly end of
a curve connecting the Easterly side of Latham Lane from the Northerly end
of curve connecting the Easterly side of Latham Lane with the Northerly side
of a fifty foot Right of Way;
RUNNING THENCE Northerly along the Easterly side of Latham Lane, the
following two (2) courses and distances;
1) North 01 degree, 02' , 20" East, 44.09 feet;
2) Northerly, along a curve bearing to the left, having a radius of
220 feet, a distance of 125.58 feet to the division line between
lots 5 and 6 on the aforementioned map;
THENCE along, said division line, North 52 degrees, 43' , 30" East, 206.98
feet to the ordinary high water mark of the Long Island Sound as per the
filed map on May 3, 1973;

TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

as per filed map of May 3, 1973, South 32 degrees, 51,40" East,
145. 00 feet to the Westerly side of land now or formerly of
Wilsberg and others;
THENCE along said land, South 01 degree, 181 , 50" West, 101.24 feet
to the division line between lots numbered 6 and 7 on the aforesaid
map;
THENCE along said division line, South 72 degrees, 31 ' , 30" West,
219.24 feet to the Easterly side of Latham Lane, at the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the party
of the first party by deed dated January 15, 1988 and recorded
BEING AND INTENDED TO BE the same premises as conveyed to the party
of the first party by deed dated December 28, 1988 and recorded
liber 10792, page 345.
Said premises also being known as 1090 Latham Lane, Orient Point,
New York.
