Vail and running thence along said southerly line of Main Road, N. 45 degrees 00 minutes E. 35 feet to a concrete monument; thence along other land of the parties of SEC 031 the first part on a line parallel to the easterly boundary of said land of Daniel E. Vail, and passing through a concrete monument about three feet north of the bulkhead, S. 38 degrees 50 BLK 014 minutes E. 170 feet, more or less, to high water mark of Gardiners Bay, thence southwesterly along said high water mark of Gardiners Bay 35 feet or more, to said land of Daniel E. Vail; LOT Oil thence along said land of Daniel E. Vail, N. 38 degrees 50 minutes W. 180 feet, more or less, to the point of beginning. BEING a part of the property now or formerly of Muller by the Board of National Missions of the Presbyterian Church in the United States of America by deed dated the 30th day of December, 1946, which deed was recorded in Suffolk County Clerkes Office in Liber 2663 of Deeds, page 570 on the 31st day of December, 1946, at 12:29 P.M. i TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or otherwise; TO. HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
