Box 791, Orient, New York 11957-0791 , party of the second part, WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last will and testament, and inconsideration of Ten and 00/100------------------- dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southhold, County of Suffolk, State of New York , bounded and described as follows : BEGINNING at a point on the northwesterly line of premises herein described at the easterly corner of land of Beatrice Eastman, said point being a point of deflection in the southerly line of a certain 50 foot private road: RUNNING THENCE along said private road North 49 degrees 28 minutes East 15 . 0 feet ; THENCE along land now or formerly of William and Helen Keller , three courses : 1 ) South 43 degrees 40 minutes 30 seconds East , 15 . 02 feet ; 2) South 49 degrees 28 minutes West 33 .61 feet ; 3) South 43 degrees 40 minutes 30 seconds East , 124 .98 feet to land no,, or formerly of Droskoski ; THENCE along said land South 49 degrees 28 minutes West 146. 39 feet to land . formerly of Dyer, now or formerly of John Tuthill ; , THENCE along said Land North 43 degrees 40 minutes 30 seconds West 140.0 fel, : to said land of Eastman; THENCE along said land North 49 degrees 28 minutes East 165 . 0 feet to the point of Beginning . Blk. 03 . 00 TOGETHER with a right of way which is described in a certain deed to Edward A . Lot 005 . 001 Linker and Doris E . Linker, dated February 14, 1984 and recorded in Liber 9514, page 527; said deed also granted certain rights to use common land of Brown' s Hills Estates, Inc . , which are intended to be conveyed herewith .- SUBJECT erewith :SUBJECT to the rights of others as described in the aforementioned deed . BEING known by the street address 985 South View Drive, Orient , New York . BEING the same premises conveyed to the party of the first part and the pare, of th art b the a,f res id deed 4IOGd with ah right, tttf'e Mf Interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the arty of the first part covenants that the party of the first part has not done or suffered anything whereby thersaid premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
