WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

State of New York, more particularly bounded and described as fol-

of Way where same is intersected by the northeasterly line of land
now or formerly of Newman, said point being distant 332 . 51 feet
northeasterly from the intersection of the southeasterly side of
the 20 foot Right of Way with the easterly side of Youngs Road
(Youngs Avenue) ;
RUNNING THENCE from said point of beginning, along the southeast-
erly side of the 20 foot Right of Way, North 52 degrees 51 minutes
30 seconds East, 190 .0 feet to land now or formerly of Kreppein;
THENCE along land now or formerly of Kreppein, South 30 degrees
20 minutes 40 seconds East, 112 . 67 feet to land now or formerly of
the Orient School District;
THENCE along land now or formerly of the Orient School District,
South 53 degrees 04 minutes 30 seconds West, 189 .91 feet to land
now or formerly of Newman;
THENCE along land now or formerly of Newman, North 30 degrees 20
minutes 40 seconds West, 111 .95 feet to the southeasterly side of
the 20 foot Right of Way, the point or place of BEGINNING.
TOGETHER with a right of way over said 20 foot Right of Way from
the northerly corner of the premises southwesterly about 482 feet
to Youngs Avenue.
DIST . BEING AND INTENDED TO BE that premises transferred to the party of
1000 the first part by deed dated May 14, 1974 and recorded in the Suf-
folk County Clerk' s Office on May 21, 1974 in Liber 7641 page 17,
SECT. and by deed dated August 2, 1994 and recorded in the Suffolk County
018 .00 Clerk' s Office on August 4, 1994 in Liber 11688 page 237.

02 .00 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
LOT and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
016.019 HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parte of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
