WITNESSETH, that thc party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of thc second part, docs hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or pared of land, situate, lying and being in the Town of Southol6,
Cutchogue, County of Suffolk and State of Ncw York, being known as lot no. 21 on a certain map entitled,
"Map of Highland Estates" filed in the Office of the Clerk of the County of Suffolk on Aprit 26, 1977 as
Map No. 6537, said lot being bounded and described as follows:
BEGINNING at a point on the southwesterly side of Bridle Court, said point being distant 96.23 feet
northwesterly from the westerly end of a curve connecting the northwesterly side of Bridle Lane with the
southwesterly side of Bridle Court;
THENCE from said point of beginning, along Bridle Court, along the are of a curve bearing to the right
having a radius of 50.00 feet a distance of 61.60 feet to a point;
THENCE along the division line between lots 21 and 22 on aforementioned map, North 47 degrees 33
minutes 50 seconds West, 190.00 feet to a point;
THENCE along lands now or formerly of Long Island Vineyards, Inc., South 37 degrees 57 minutes 03
seconds West, 256.80 feet to a point;
THENCE along lands now or formerly of Alvah Farm Company, South 47 degrees 57 minutes 17 seconds
East, 130.00 feet to a poim;
THENCE along the division line between lots 20 and 21 on aforementioned map, North 61 degrees 51
minutes 10 seconds East, 220.52 feet to the southwesterly side of Bridle Court, the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated September 3, 2008 recorded in the Office of the Clerk of the County of Suffolk on September
12, 2008 in Libor 12564 page 932.

TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of thc first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense ofthls indenture so requires.
