WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Orient, Town of Southold, Countyof Suffolk, and State
of New York, and bounded and described as follows:
BEGINNING at an iron pipe on the westerly line of a 50 foot private road, 1039.61
feet southerly along said westerly line from the Main Road; from said point of
beginning running along said westerly line of said 50 foot private road, South 10
degrees 16 minutes 20 seconds East 270.0 feet;
RUNNING THENCE South 60 degrees 52 minutes 30 seconds West 158.50 feet to land of
Brawner;
THENCE along said land, North 10 degrees 16 minutes 20 seconds West 321.22 feet
to an iron pipe;

150.00 feet to the point of BEGINNING.
TOGETHER with a right of way over said 50 foot private road from the southeasterly
corner of the premises northerly about 1310 feet to the Main Road.
BEING AND INTENDED TO BE the same premises conveyed by deed dated April 19, 1974
and recorded in the Suffolk County Clerk's Office on April 22, 1974 in Liber
7828 at page 157.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
TAX MAP premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
DESIGNATION second part forever.
Dist. 1000 AND the party of the first part covenants that the party of the first part has not done or suffered anything
S".020.00 whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
