paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of the

All that certain plot, piece or parcel of land, situate, lying and being at Orient, Town bf Southold,
County of Suffolk and State of New York, bounded and described as follows: ----
BEGINNING at a point on the ordinary high water mark of Long Island Sound where said high
water mark is intersected by boundary line between the hereinafter described premises and land of
Donald Stephenson.
RUNNING THENCE northeasterly along said high water mark 130 feet, more or less to land of
Horace Terry;
THENCE along said other land of Horace Terry, the following three courses and distances:
1. South 48 degrees 17 minutes East,280 feet more or less to an iron pipe;
2. South 44 degrees 04 minutes 40 seconds West, 54.29 feet to an iron pipe;
3. South 45 degrees 55 minutes 20 seconds East, 20.00 feet to an iron pipe;
THENCE continuing along said land of Terry and along land of Stephenson, South 44 degrees 04
minutes 40 seconds West, 75.00 feet to an iron pipe.
THENCE continuing along said land of Stephenson,North 48 degrees 17 minutes West, 289.30
feet to the point of beginning.
TOGETHER WITH a non-exclusive Right of Way 10 feet in width from the southeasterly line of
the premises over the existing travelled road, 120 feet, more or less, to a private road over said
land of Stephenson;
THENCE along a Right of Way over said private road southeasterly to Main Road, the center line
of the 10 foot Right of Way, is described as follows:
BEGINNING at a point on the southerly line of land of Horace Terry adjoining land of Donald
Stephenson, shown as plot W. on Survey of the Cedars Sled in the Suffolk County Clerk's Office
on Map No. 421, said point of beginning being South 55 degrees 08 minutes 20 seconds East
11.00 feet from the northwesterly corner of the"garage parcel" of said land of Horace Terry.
RUNNING THENCE South 2 degrees 00 minutes West 120.00 feet to the centerline of the
private road shown on said"survey of the cedars".
SUBJECT to a right of way 15 feet in width along the southwesterly line of the premises and
along 65 feet of the southeasterly line of the premises.
