THENCE along land of Southold Development Corporation, two courses and distances as follows:

(2) South 77 degrees 34 minutes 20 seconds East a distance of 199,67 feet to said westerly line of
Gardiner's Lane;
THENCE along said westerly line, South 12 degrees 40 minutes 30 seconds Wes~ a distance of 108.29
feet to the point or p~ace of BEGINNING.
BEING AND INTENDED TO BE the same premises described in deed recorded in Liber 11823 page ;~97.
and the grantors herein being the same as the grantees in said deed recorded in Liber 11823 page 297.

AND the party of the first part covenants that the party of the first part has not done or suffered anything

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will ho~l the dght to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost.of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word 'party' shall be construed as if ~t read "parties= whenever the
