WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable considerations
LCyI': 16 paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot #32 on a certain map entitled "Map of Green Acres at Orient",
and filed in the Office of the Clerk of the County of Suffolk on April 13, 1962 as
Map No. 3540.

SUBJECT TO: Zoning laws and amendments thereto of the Town of Southold.
SUBJECT TO: Declaration of Covenants and Restrictions recorded in the Office
of the County Clerk of Suffolk County in Liber 5555, page 167 on
June 8, 1964 and Amendments recorded in the Office of the County
Clerk of Suffolk County in Liber 5679, page 429 on January 5, 1965.
SUBJECT TO: Lien, if any, for assessments as provided in that certain agreement
with PEITYS BIGHT ASSOICATION, INC, dated May 27, 1969 recorded in
Liber 6797, page 555 in the Office of the County Clerk of Suffolk
County on August 28, 1970.
TOGETHER WITH the use of the roads and area reserved for beach and parking
purposes as shown on said map in common with others.
BEING AND INTENDED TO BE the same premises conveyed to SAMUEL S. SELTER and
ROSLYN C. SELTER, his wife, by deed dated June 19, 1975 and recorded in Liber 7882
at page 385. SAMUEL S. SELTER died on March 10, 1989 leaving
the Grantor, ROSLYN C. SELTER, surviving as tenant by the entirely.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said Premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
