WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at East Marion, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:

northwesterly side of premises herein described and the southeasterly side of land now or formerly

RUNNING THENCE along the southwesterly side of Bay Avenue, South 29 degrees 06 minutes
40 seconds East, a distance of 75.00 feet to a point and the northwesterly side of land now or
formerly of Prois formerly of the estate of Elmina Brown;
THENCE along last mentioned land, South 56 degrees 35 minutes 20 seconds West, a distance of
150.00 feet to a point and the northeasterly side of land now or formerly of Dean;
THENCE along land last mentioned North 29 degrees 06 minutes 40 seconds West, a distance of
75.00 feet to a point and the southeasterly side of land now or formerly of Rowsom now or
formerly of Peter Karas;
THENCE along last mentioned land North 56 degrees 35 minutes 20 seconds East, a distance of
