A regular meetingof the Southold-Town PlanningBoard was

The Board discussed the fact that~an estimate hadnotLbeen
made for the ~ompletion of-water-mains in, the sU30diviston. The
hearing was .~t~sed and the following resolution was. made.
On motion by Mr..Wi~kham~ seconded byMr' Moisa, it-was
RESOLVED; WHEREAS KathrynD. Hoey and Genevieve T..Da!y~has
petitioned the SoutholdTown Planning Board for final approval of
their platknown asTown.Harbor Terrace,~ atLSouthold, New York, and
~ the Superintendent of ~ighways of the Town.of Southold
has inspected the map and approves the highwaylayout Of Jthe roads
to be constructed, and his reportis herebyapproved by. the planning
Board, and ~
W~EAS the Southold Town.~Planning Board waiwes the pr~visions
of the rules~ and regulations fo~ the subdivision o f land ~equireing
park'and playground'area or cash equivalent;
~W~E~ the signing of the final maps by the Chairman of
the-Southold TOwn Planning Board is waived until s~ch timeas a
performance bond is. posted ~for the 'reads and the wa~ermains

NOW THEREFORE BE IT RESOLVED that'the subdivision ~to be known

THE'CHAIRMAN: This subdivision is not'yetready~:for a final
hearing. There being.none~present for-orUagainst it, I will recess
the 'hearing until such time as the map is finally prepared and
Signed by the'County Board of Health, and a performance bond is
fixed for the completion of the roads and the completion of the
water mains.

William Wic~ham,.~Esq.~ appeared before the Board to discuss
the north part,of his farm Which.he requests be changed to
industrial property. This propertyis located on the north side
of the MiddleRoad in~Cutchogue. This was brouhgt before the Board
a numberof years ago and was being held while plans'for the
relocation of Middle Road were being discussed. Mr.-W~ickham stated
that he felt that now he would hay e to do something with the
proper~y on the north side of the Middle Road, in view of the
rising tax rates. He felt hthat an economic factor is involved
here.
Mr. Wickhamalso stated ~that insteadof changing this to
and in~tri&l area, he could sell it to speculators, or he could
develope'it residentially. However, a residential development
in this area would mean a racial development,
Mr.~ Wickham felt that if a business was located on this
p~operty, it could be setback from the road and it could be
surrounded by.woodland. This would help to keep the natural
beauty'of the a~ea. The Board viewed the map ~oncerning the
property underdiscussion.
The ~hairman stated that the planningBoard ~esitates to 'zone
50 acresas~they .hav~ never done this before. However, this is
an ideal locmtion for an industrial area and theywould recommend
the parcel containing 18 acres be changed to industrial with the
idea thatat some fut~re~time this could f~urther be expanded into
a larger industrial area. The Chairman advised that this w~uld
be recommended to the Town Board.
Mr. Robert Preston appeared before the Boardto discuss the
preliminarymap of Fordham' Acres, Section II, located on the
south side or'the North Road in Greenport. It willc~ntain an
area of 5.17 acres and have 8 lots. This property was subdivided
as far as Ernest Wiggins~ property, leaving out the sw~mp~ land~
This subdivision will ha~e village water.
On motion ~iMr.~ Wickham, seconded by Mr..unkeLbach,. it was
RESOLVED that ~reliminary'approval be given to the subdivision

Mr. James Olsen appeared before the Board. He is in
the Real-Estate business and has a franchise on "Arbor'Homes".
He submitted a blue print to th e Board of a t~o family house,
which was his topic of discussionl He'wanted to know.where
a two family house could be located,~ in what-district. He felt
that this was not the type of thing 'that.should require a "M"
zone. The Board felt'that perhaps, if the~Ordinance provided
for it, this type~of thing could be approved and granted by
the BOard of Appeals. There would be anccd to set up certain
specifications to cover, the building of two family houses.
The Southo ld Town Planning Board agreed 'to meet with the
Southold Town Board at 8:00 P~'M~,~ Thursd_ay,1 January 28~ at the
Officeofthe Supervisor, 16.South Street, 'Greenport, New York.
A letter was written to the Department of Public'works
in regard to-the ~ubdivision, "Blue Horizona", locate d in
Peconic. The Board again requested informationregarding the
plans for the Middle Road in this particular area, and how
much property would be taken from the subdivision.
The next meeting of theSouthold Town ~lanning Board will
be held at 7:30 PJ~i',. Monday,~ February 15,. 1955, at the Town
Office,. Main Road, Southold, New York. The Planning Board
invited the Southold Town Trustees to attend this meeting and
theyshoUld come about8:30 P%~Mj The~T~stees and the Planning
Board will discuss future regulations for man made canals.
