Mrl SChneider wanted to cut through the roads on ~the waterfront section of the develOpmente However~ the particular section that he was interested in was not covered in any previous applications of Eastern:'Shores, inc. The Chairman advised that a formal application would kave to be made before the roads could be cut through. The applicant agreed to present another preliminary map showing the section in question. This section of the subdiwision will be known as Eastern Shores, Section IV. · . It showed the proposed loCation for the super markets shops, and effiee buildings. William'Wickham pointed out,hat the office buildings will be closer to the residentialsection adjoining this particular piece of property. He also pointed out that there would be only one exit onto-CountyRoute 27A. There would be access from Moore's Lane and Middleton Road- According to the Southold Town regulations,, there will be parking facilities for~552 cars. The proposed shopping center~ done in colonial style~ is highly-admired by the members ofthe Planning B~ard. The Board~will fui~her study the plans for this property. The Planning Board'feels there is a great need for such a use in the Town of Southold, and a nursing home would be an asset to the Town of Southold. The property is presently a non-conforminguse, having been a hotel an~ picnic'area for manyyears. This is located on the deep water channel, Mattituck-Creek~ opposite an existing Business~-District. Due to an increase in the use of said Mattituck 'Creek-by pleasureboats, both large and small,, facilities in Mattituck'Park District are inadequate to accommodate visiting yachts and yachtsmen" The Plan~ing Board feels that this is an ideal-location.~ The pN~pOsed.layout-ofthe motel,, restaurant, and docking facilities will be an asset to the Mattituck area,~ as well as to the Town of~Southold. BernardandTheo~ore Kaplan appeared before the Board with a preliminary map ora proposed subdivision to be'kno~a~ as'Dawn Estates, located at Greenport. All lots in'this subdivision will be 12,500 square feetand over~a~d~have city water. This subdivision will be located~400 feet back from the main highway. The preliminary map showed a lagoon coming into the proposed subdivision. The applicants advised that considerable preparation had been madeon this lagoon before they took OVer the property. The Chairman advised the applicants that~man-ma~e Southold Town~ Planning Board -8- May 11,~r 1965'~ canals were not looked upon favorably, in. view of the fact that they'harm the fresh-water supply of the Town. The Chairman advisedthe applicants that ths members of the Board would have to inspect this propertybefore making'any decision. The applicant-should also be advised thatthe Planning Board held up.recommendation on this Change'of zone, in view of the fact that they are awaiting the results of a study being made by the County Planning~ommission on'County Route 27A (North Ro~d).
