This amended site plan is for the applicant to conduct motor vehicle and accessory sales on a
previously developed 1.49-acre parcel located in the General Business Zoning District located
at 3585 Youngs Avenue, Southold. SCTM#1000-55-5-2.2
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, the proposed action is CONSISTENT with the LWRP, provided
that the below recommendations are required in the site plan approval.
To further Policy 3, Enhance visual quality and protect scenic resources throughout the Town of
Southold.
Minimize introduction of structural design components (including utility lines, lighting,
signage and fencing) which would be discordant with existing natural scenic
components and character; and
E. Preserve existing vegetation and establish new indigenous vegetation to enhance
scenic quality:
Preserve existing vegetation which contributes to the scenic quality of the
landscape.
The proposed action is located on County Route 48, a New York Scenic
Byway. It is recommended, that landscaping (Iow growing evergreens)
and landscaped islands be located up against County Route 48 to
improve the scenic qualities of the site. In addition, it is also
recommended that street trees be located along County Route 48 and the
Young's Avenue intersection.
2. Consider establishing a merchandising area setback from County Route
48 and behind landscaped areas.

The following is also recommended:
Consolidate curb cuts accessing County Route 48 to one. Improve internal circulation of
site to prevent the transporting of vehicles and accessories along and/or on County
Route 48.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
