TOGETHER WITH an easement for ingress to and egress from the premises above described over and along
the 20-foot right-of-way bounding said lots along the eastedy boundary thereof shown on said Map leading from
said premises to the 50-foot private roadway now or formerly of Fishers Island Estates, Inc., sometimes known
as Peninsula Road, and over and along said Peninsula Road or such other roadway as now or hereafter may exist
connecting the said Peninsula with the public highway.
TOGETHER WITH ali right, Utie and interest, if any, of the grantor in and ~ the shores of the Inner Bey of Great
Harbor adjoining.said premises and in and to the land under the waters of the Bay adjoining said premises, and
together with all right, title and interest of the grantor herein in and to a sb-uclure designated as "pile wharf" as
shown on a ceertain map, entiUed "Plan of Properly to be Conveyed by Lousie S. Mallory to Umberto Squattrito,
Peninsula Road,. Fishers Island, N.Y.", prepared by Chandler, Palmer & King, dated Oc~ber 20, 1980.
BEtNG AND INTENDED TO BE in the case of Parcel 1 the same premises conveyed to t~ej~a/ty of the first part
by deed dated March 15,2011 and recorded in the Office of the Suffolk County Clerk on ~"' t, 2011 in Liber
12~ ~' page ~t~ and in the case of Parcel 2 the same premises conveyed to the party of the first part by deed
dated November 1, 1996 and recorded in the Off'me of the Suffolk County Clerk on November 12, 1996 in L~er
11801 page 128,
This deed is being executed, delivered and recorded to effecluate the merger of the aforesaid Parcel 1 and Parcel
2. Upon the recording of this deed the aforesaid Parcel 1 and*Parcel 2 shall merge into a single parcel and shall
constitute but a single building site under applicable Paws, ordinances, rules and regulations.
TOGETHER with alt right, title and interest, if any, of the party of the first part in and to any streets and roads
abuffing the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and righls of the party of the firsl part in and to said premises; TO HAVE AND TO HOLD the premises
herein granled unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever, ~
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will recede the consideration for this conveyance and w~l hold the right to receive such consideration as a
bust fund to be applied t'rst for the purpose of paying the cost of the improvement and will apply Ihe same first
to the payment of the cost of the tmpn~vement before using any part of the tota] of the same for any other
purpose, The word "party" shaft be constn~ed as if it read "parties" whenever the sense of this indenture so
requires.
