SUPPORTING COMMENTS FOR PRELIMINARY DETERMINATION
PB feels that the continuation of Gold Spur St. and the
proposed ingress and egress at Alvah's Lane will provide a
convenient, adequate and safe road layout for the proposed
subdivision.
The Planning Board feels that the majority of the residents o~
the proposed development will use the tap road to Alvah's Lan~
rather then the access thru Oregon View estates, as this will, be
a more direct access to CR 48.
The Board also feels that the continuation of Gold Spur will
provide a relief valve for Oregon View estates, increasing the
level of public safety for the residents living within this
subdivision.
Throughout the Town, both in past and present subdivisions, ~ap
roads have been provided for future access to adjacent parcels,
as is the case with Gold Spur St.
The Board feels that the revised layout, the road access at i
Alvah's Lane instead of Oregon Road, adequately mitigates the
concerns of the residents of Oregon View Estates for the above
reasons.
The Planning Board has also received correspondence from the
SCPC, which states that the rearrangement 6f the proposed road
layout can result in better traffic flow and control in the
area.
