WITNESS ETH, that thc 0arty of thc first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second pan forever,
ALL that certain plot, piece or pan:el of land, with the buildings and improvements ff~creon
erected, situate, lying and being in North of Village of Southold in the Town of Southold, County
of Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southeasterly side of Mill Creek Drive, distant 284.91 feet easleriy
from the comer formed by the intersection of the southeasterly side of Milt Drive with the
easterly side of Meadow Lane, said beginning point also being where the southwest comer of
premises to be described and the northeast comer of land now or formedy of Auld intersects the
southeasterly side of Mill Creek Drive;
RUNNING THENCE northeasterly along the southeasterly side of Mill Creek Drive along an arc
of a curve bearing to the left, a distance of 59.14 feet to land now or formerly of Schecter,
formerly Richmond;
RUNNING THENCE South 68 degrees 28 minutes East along said land, 144.20 feet to the
ordinary high water mark of Arshamomaque Pond;
RUNNING THENCE South 30 degrees 27 minutes West, 107.60 feet;
RUNNING THENCE South 67 degrees 19 minutes West, 30.34 feet to land now or formerly of
Auld;

TOGETHER with all right, title, and interest of the party of the first part to a small triangular
parcel approximately 6 feet in length adjoining the northeast corner of the above described parcel
as more particularly shown on a survey by Roderick Van Tuyl prepared for Larry C. Tn/bert and
Rosemary H. LoCastro dated 2/26/80.
BEINO AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated June 29, 1994, and recorded July 21, 1994, in the Office of the Suffolk County Clerk
in Liber 11686, Page 317.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND thc party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have bccn encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party o£the first part will receive the consideration for tkis conveyance and will hold the right
to receive such consideration as a lrust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall he construed az if it read "parties" whenever the sense of this inc[~nture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
