THIS INDENTURE, made th¢~[day of February, 2011 between Robert Gredick,
having an address at 208 Lookout Point Driv~ Osprey, FL 34229 ("Grantor"), and John
J. Stack and Patricia McCaffrey Stack, as husband and wife, having an address at 1160
Park Avenue, Apt. 9B, New York, New York 10128-1212 (collectively, "Grantee"-).
WITNESSETH:
That the Grantor, in consideration ofTen and 00/100 ($10.00) Dollars paid by the
Grantee, docs hereby grant and release unto thc Grantee, the heirs or successors and
assigns of the Grantee forever
ALL that certain plot, piece or pm'eel of land, with the buildings and
improvements thereon erected, situate, lying and being at Nassau Point or Little Hag
neck, Suffolk County, New York, known and designated as Lot No. 60 on map entitled,
"Amended Map A of Nassau Point Club Properties, Inc., situate in Town of Southold,
Long Island, New York", surveyed 6/28/1922 by Otto W. Van Tuyl, C.E. and Surveyor,
Cn'eenpoint, N.Y., and filed 8[16/1922 as Map No. 156, which said lot, in accordance
with the above described map, is bounded and described on Schedule A annexed hereto
and made a part hereof.
TOGETHER with all right, title and interest, if any, of the Grantor of, in and to
any streets and roads abutting the premises to the center line thereof,
Being and intended to be the same premises conveyed to Grantor by deed in Liber
10261 at Page I40 in the Office of the Clerk, County of Suffolk.
TOGETHER with the appurtenances and all the estate and fights of the Cn'untor in
and to said premises,
TO HAVE AND TO HOLD, the premises herein granted ~mto the Grantor, the
heirs or succ~,sors and assigns of the Grantee forever.
AND Orantor covenants that Grantor has not done or suffered anything whereby
the said premises have been encumbered in any way whatever except as aforesaid.
AND Lhe Grantor, in compliance with Section 13 of the Lien Law, covenants that
the Grantor will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the imgrovemem
before using any part of the total of the same for any other purpose.
The words "Grantor and C. nant~" shall be construed as if they read "Grantors and
Grantees" whenever the ~ense of this indenture so requires.

Lot No. 60 on map entitled, "Amended Map A of Nassau Point Club Properties,
Inc., situate in Town of Southoid, Long island, New York", surveyed 6/28/1922 by
Otto W. Van Tuyl, C.E. and Surveyor, Greenpoint, N.Y., and flied 8/16/1922 as '
Map No. 156, which said lot, in accordance with the above described map, is
bounded and described as follows:
BEGINNING at the corner formed by the intersection of the northerly side of
Tuthilf Road (25 feet wide) and the easterly side of Nassau Point Road;
RUNNING THENCE northerly along the ~asterly side of Nassau Point Road
approximately 100.1 feet to the southerly line of Lot 59 on the above described
map, a tie line course and distance, North 5 degrees 52 minutes 40 seconds
West 100.07 feet;
